This page only applies to tenancy / letting-related services and is not to be mistaken for auction fees.

Our landlord fees

At Barney Estates & Auctioneers we want to help you manage your costs effectively so you can be sure of no hidden costs.

  • Tenant Find Service – 6% Inc VAT
  • Introduction Service – 8.4% Inc VAT
  • Rent Collection Service – 10.8% Inc VAT
  • Fully Managed Service – 12% Inc VAT
  • Fully Comprehensive Service – 15% Inc VAT
  • Each tenancy is subject to a set up fee of £600 Inc VAT
  • Tenant Reference – £20 Inc VAT
  • Deposit Registration – £60 Inc VAT
  • Tenancy Extension/Renewal – £90 Inc VAT
  • Providing additional printed copies of the inventory or tenancy agreement – £30 Inc VAT
  • Checking and making alterations requested by the landlords solicitor to our standard tenancy agreement – £60 Inc VAT
  • Admin Fee for NRL provision of gross annual income and expenditure statement to the HMRC £30 Inc Vat per quarter – £30 Inc VAT per quarter
  • Attendance to court/tribunal on the landlords behalf – £90 Inc VAT
  • Admin fee for serving of notice (Tenant Find & Introduction Service Only) – £90 Inc VAT
  • Preparation of court documents for county court proceedings – £60 Inc VAT
  • Preparation of documents for TDS adjudication – £60 Inc VAT (No charge on fully managed/fully comprehensive services)
  • Serving Section 13 Notice – £30 Inc VAT
  • Visits during a void period using our caretaker service – £72 Inc VAT
  • Duplicate/copy statements – £12 Inc VAT per statement or £120 Inc VAT for all statements covering the tax year

If a tenant(s) introduced to the property by Barney Estates & Auctioneers enters into a binding contract to purchase the property, a fee of 1.5% Inc VAT of the purchase piece is payable to Barney Estates & Auctioneers within 10 days of the completion of the sale.

Tenancy fees & terms – Housing Act tenancies

  • Reservation Deposit – Equivalent of one weeks rent, which will form part of the first months rent due at the start of the tenancy
  • Deposit: Annual rent less than £50,000 – Equivalent to five weeks rent
  • Deposit: Annual rent £50,000 or more – Equivalent to six weeks rent
  • Change of occupant – Up to £50 Inc VAT for change to tenancy agreement or reasonable costs incurred if these are higher than £50 Inc VAT
  • Any specifically negotiated clauses agreed after the tenancy agreement is signed – Up to £50 Inc VAT for change to tenancy agreement or reasonable costs incurred if these are higher than £50 Inc VAT
  • Stamp Duty Land Tax (SLDT) – Payable on tenancies where the rent (for the whole time a tenant stays in the property) exceeds £120,000
  • Early Termination Costs – All marketing fees incurred by the landlord for allowing early termination

Default Fees and charges

  • Late, unpaid rental payments – 3% above the base rate of Bank of England per annum, calculated daily
  • Lost Keys – Costs for the replacement of keys, fobs, security devices or associated items which have been lost, damaged or broken

Non assured shorthold tenancies

A fee of £600 Inc VAT will be charged towards the cost of referencing and tenancy administration for non assured tenancies including but not limited to; Company Lets, lets where the property is not an applicants principle residence and lets where annual rent exceeds £100,000.
